The position of the villa determines the division of the park into two distinct parts, rich in landscape features primarily related to the presence of water. The southern area, at the front of the building, is characterized by a pond with caves created by a diversion of the Muson, and by a wooded hill with an octagonal turret.

The complex, through the Erizzo family, passed in 1824 to Vincenzo Paolo Barzizza, an educated frequenter of literati and artists, who initiated a series of restoration works. In 1841, the neoclassical architect Francesco Lazzari was entrusted with the construction of a porticoed barchessa, serving as stables and for services; between 1840 and 1850, following the norms of landscape aesthetics, the garden was renovated, equipping it with a pond and island, hills, and a lookout tower, with intricate underlying caves, footbridges, and picturesque views. After Barzizza's death, due to a lack of heirs, the villa and garden passed to his administrator Testa. In the 1950s, the establishment of a sawmill caused severe damage to the complex: the stable-barchessa, stripped of its stalls, was used as a lumber depot, while the pond to the south, with its banks partially cemented, was used for a few years for raising nutria.

The sawmill's bankruptcy led to the acquisition of the site in 1969 by the Municipality of Mirano, which, after important restoration interventions, used the villa first as the location of a high school and subsequently for public offices, and the stables as a theater and conference hall.
